1. Do I need to get a permit for a new roof?

Some regions require permits before you can start work on your roof. Your contractor should be able to get a permit for you.

2. Do you have to tear off the existing shingles? Who is responsible for getting rid of the old shingles?

There are two choices here. One is to tear off the old roof before putting on the new one. The second is to lay the new shingles on top of the old roof. The second choice is cheaper, but not always better.

You will have to measure your roof and then choose the type of shingles you want. Shingles are priced by squares. A square is 100 square feet. Asphalt shingles are the popular choice and they can run from $50-$150 per square. Of course this does not include the cost of taking off the old roof and the labor involved in installation. You may also want to think about getting a manufacturer's warranty. These usually run from 20 years to a lifetime. The longer the warranty the better the roof. Then there is the contractor's guarantee which is usually one to five years. The fact is that many roofs are sloped and this inhibits the choice of shingles.

3. How do you know if the roof is properly ventilated?

If the ventilation system is working it should reduce the attic heat, moistures and condensation. There should be no snow or rain penetration and it should prevent ice dam build up.
4. Should you get shingle underlayment?
You may want to get underlayment because it helps to protect from ice dams.
