HVAC Troubleshooting

Article Category: Real Estate

Author Name: Chris Kauffman

When the heat pump goes or the compressor in the air conditioner decides to call it quits on an HVAC system, more often than not a professional needs to be at the ready. But by checking a few key components of the HVAC and familiarizing yourself with the unit itself, it can save hundreds of dollars in the long run. HVAC troubleshooting, contrary to conventional wisdom, is not as mystical as one might think.

Start with the air filter in your exchange vent. If air flow has lessened, the problem may lie there, and it can be as easy as a couple dollars to fix. No one wants bacteria flying through the air in their living room, but are your air filters efficient enough - or are they over efficient? Standard filters cost 25 cents to a dollar, and they are recommended for most homes. But a Midwestern home during the stormy season may require higher filtering. Whatever the choice, the higher the air flow adds to the efficiency of your HVAC system.

Another reason for low or no air flow can be attributed to leaky duct work. If this is the case, you need to find where the leak is coming from. If an attic unit is leaking downward, there can be some serious underlying issues. It could be an overworked compressor or depletion of Freon. An overworked compressor will lead to ice buildup around the compressor, so check the coils for excess condensation or ice on the lines leading out of the central cooling unit.

Outgoing lines can be insulated once the ice has been removed, but be careful: chipping the ice away can damage the unit. Regardless, the problem is likely to return once the pipes start freezing, so it may be a good time to call in a professional. Checking frozen pipes and refilling Freon are two fields in which the pro can do worlds more than the average do-it-yourselfer.

If leaks from the HVAC unit are by the base unit, drains may be clogged. If you can remove the drain valve, check for condensation within the drain. A coat hanger or Liquid Drano can be used to unclog stuffed drains, but be aware that Drano can have adverse effects on the environment, as this leaks directly into the soil. If your unit's drain is not accessible, ask the pro who will inevitably fix it to add a T-joint so that you can inspect it yourself.

For such an expensive piece of equipment to purchase and operate, regular maintenance is the best way to keep you HVAC unit running smoothly. Knowing where that problem lies, and having working knowledge of the operation of the HVAC can save you bundles in repair costs. Simple HVAC troubleshooting is one way to keep your unit running in tip-top condition.
