With all the changes going on at Gatwick Airport since the new owners Global Infrastructure Partners (GIP) purchased it in 2009, it comes as no surprise to hear that passenger numbers have increased to nearly twenty million in the six months leading up to October 2012. With new routes to the Far East including China and Korea as well as routes to Russia most of the surge in passenger numbers has been with the Asian Airlines flying to Beijing, Vietnam and Seoul. This has pushed up the underlying earnings to £172,000,000 an increase of 4.8 %.

Gatwick's chief executive Stewart Wingate now wants to push the Government for a second runway to ease the pressure. However the current agreement is that there will be no new runway until at least 2019. This may seem a long way away however by the time a public review is carried out, planning granted and a bolster in the infrastructure around Gatwick this timescale seems already more than realistic. Many of the letting agents in Horley Surrey, which is the closest town to the Airport, have reported rents have risen by over 15 % during 2012. House prices on the other hand have remained stagnant which is in line with the national trend.

With a combination of rents continuing to rise, low interest rates, subdued house prices and positive press reports about the economy finally coming out of a double dip recession, perhaps now is the time for many Landlords to look at expanding their portfolios. In the short term many would make profits from the rental yields but as house prices start to recover which would then encourage rental prices to correct themselves, Landlords will benefit from the capital growth.
