How to Get Real Estate Leads – The 4 Steps

Step One – How to Get Real Estate Leads – Decide What Type of Business You Are Looking For

Have you ever heard the expression that "the riches are in the niches"?

Well it's true.

You can't be everything to everyone and if you go after people searching for "homes for sale" you'll likely never get found.

Step Two – How to Get Real Estate Leads Online – Create Valuable Content

I personally recommend doing up a "home buyers guide" for your niche.

So if you were to target "Luxury Home in London Ontario" you would do up a buyers guide that would be concise, easy to read, and everything a potential buyer would want to know if they weren't familiar with the area.

The key thing to note is that you should be leading with value.

If you're the guy/gal that makes it easy for a person to find what it is that their looking for, they'll call you. (at least as long as you seem trustworthy)

If you're targeting high-end buyers, I would recommend creating a report with the key areas that would be considered "high end" within your region. What is desirable in each area? what areas a more family oriented? close to parks? Which areas are in good school systems and have good events?

These are all things that you know as a Realtor but people coming into an area won't necessarily be able to find easily. Just don't give them everything up front (I'll tell you why in a moment)

Step Three – How to Get Real Estate Leads – Set Up Your Auto Responder

An auto-responder is an email service that automates email follow-up. Built into the Auto-responder is the ability to create opt-in forms where a person can enter their name and email address to opt-into your mailing list and get your valuable content.

If you're here in search of how to get real estate leads online, you'll need to own a domain and hosting. This can be done quite easily through Bluehost and will need at least a very basic one-page site which any web designer should be able to help with.

I would recommend doing up a series of 10 emails to include links to download your "home buyer's guide" in the first email and then a steady stream of quick tips for what they should consider as they research buying.

No rocket science, just be you. Write like you talk with the intention of really being helpful!

This is why it's important not to give them everything upfront.

The goal in this process is to build trust and a relationship so lead with value. If you really want to improve your chances, do a daily video and email it to them.

The beautiful thing is you do all the work upfront and then the system is fully automated. Always end your emails with a call to action. "Call me at 555-555-5555 for a list of homes available in your target area."

Or if you really want to streamline, you can have them opt-in to your automated property system!

I recommend and use Aweber for an auto-responder.

Some people may call you right away, some won't call at all and some may call you on email #7, but either way, if and when they do, they'll already like you and feel like they know you, to some degree, depending on how much you put yourself out there in your emails.

This is why I highly recommend the videos, it will make a difference.

Step 4 - How to Get Real Estate Leads - Key word target your prospect

Use www.googlekeywordtool.com to determine your keyword phrase and then get an Adwords account at www.google.com/adwords and specifically run a campaign for that single key word.

If you pick a low competition word you should be paying under $2/click (the less competition, the less you pay)

This is just one strategy but it is an incredibly powerful way to get highly targeted leads.
