To negate water damage in your home, take some of these necessary precautions to reduce the possibility water damage occurring in your property.

MEASURES TO BE OBSERVED OR TAKEN INSIDE YOUR HOME

Contact your insurance agent or broker to review your homeowner or renters policy to learn what your coverage is for water damage, fire damage and sewer backup.

If there is a lack in certain type of risk, find out what additional premium would be required to secure those coverage.

WHAT TO DO OUTSIDE YOUR HOME HO PREVENT WATER DAMAGE

Prior to winter, in fall, drain all pipes and garden hoses outside your home. Have the sprinkler system blown out in a timely way.

Ensure the storm sewer grates is clear of rubbish, leaves and debris or other blockage. Detach downspouts draining straight into the sewer system and reroute them a minimum of 6 feet away from your home's foundation; test downspouts to make sure appropriate drain from the roofing.

You can make sure your lot is graded in such a way to help drain away from your house

Make sure there is at least 200 mm (8 in) clearance in between completed ground level and the bottom of the downspout; otherwise consider setting up window wells

Check to Make sure that the waste water lines are not obstructed by tree roots

On your roof, make sure it does not have any loose or or curled shingles.

WATER DAMAGE PREVENTION ON HOME FOUNDATIONS AND BASEMENT

Home foundation and basement are locations where significant, and commonly costly, damage can occur. Leakages is often traced to the foundation. Minor fractures in the foundation are not normally cause for the issue; however, significant cracks may be source that enables water to seep into your basement or crawl space

Repairing foundation cracks and stopping them from spreading out helps to prevent water damage and serious structural problems.

To reduce risks of water damage in your basement:

Look for and seal any fractures in foundation walls and basement floor.

Avoid saving items directly on the basement flooring (place them in plastic containers on raised shelving)

Keep floor drains unobstructed. Unclog any debris or rubbish from the drain.

Always examine your basement for any leaks after heavy rainfall or during spring run off.

CHECKING ON SUMP PUMPS

Sump pumps are built to handle water intrusion, rain and melting snow that gather and accumulate around the building. Sump pumps gather water then send it outside, far from your home. The sump pump is usually activated by a float switch that turns on when water increases past a certain level in the pump.

It is prudent to check your sump pump is in good working condition. From time to time especially during spring when water intrusion is imminent, inspect the sump pump float to make sure it is clean and moving freely by slowly pouring water into the sump tank.
Watch for the float to begin the pump and increase. As soon as the pump starts, the water level will rapidly lower and the float will certainly shut off the pump.

Backwater valves set up on the main water line of a home are a reliable way of preventing sewer back-up. Numerous municipalities modified their building regulations to make sure that backwater valves are set up in all recently built houses.
